What is an EICR?
An EICR stands for Electrical Installation Condition Report. Often colloquially termed an "electrical safety certificate" or "landlord electrical test," it is a formal inspection and testing document carried out by a certified electrician on a property's fixed electrical systems.
Unlike regular visual checks or Portable Appliance Testing (PAT), an EICR scrutinises the hard-wired infrastructure hidden inside the walls, floors, and ceilings—such as:
- Consumer units (fuse boxes): Looking for adequate earthing, circuit breakers, and RCD protection.
- Cabling & wiring: Checking for deterioration, wear, fire hazards, or outdated cable types.
- Sockets, switches, & light fittings: Testing polarity, mechanical integrity, and loose wiring.
- Protective bonding: Ensuring metal gas, water, and heating pipes are safely bonded to ground.
